We come out, walk the surface, and assess the full condition of it, the cracking, any failed sections, how the drainage is sitting, and how much life the asphalt has left. That matters because pavement problems are rarely just what you can see. A few surface cracks often mean the seal has worn off and water is already getting underneath. You get a straight quote based on what the surface actually needs, with no pressure and no obligation.
Once we have assessed the surface, we tell you what your pavement actually needs, not what makes the biggest invoice. We recommend the right combination of crack filling, pothole repair, sealcoating, and line painting, because those services work together. Sealing over unfilled cracks traps the problem instead of fixing it. Patching failed sections without sealing the rest leaves it exposed. You get a clear explanation of what needs doing now, what can wait, and what it will cost.
Once you approve the quote, we book you in and get the surface ready. Prep is the part most people never think about and the part that decides whether the work lasts. We clean the full surface, clear out dirt, debris, and any vegetation growing through, and make sure everything is dry before we start. Sealer will not bond to a dirty or damp surface, so no amount of quality material makes up for skipping this step. We also confirm timing with you so you know exactly when we are on site.
Before anything gets sealed, the damage gets fixed. Cracks are cleaned out and hot filled so the sealant bonds properly and stays flexible through freeze and thaw. Failed sections and potholes are cut out and patched to restore a sound base. This is the structural work, and it has to come first, because sealcoat is a protective layer, not a repair. Sealing over open cracks and soft spots just hides them for a season before they come back worse.
With a sound surface underneath, we apply the sealcoat, working it evenly across the pavement for full coverage and a consistent finish. On lots, fresh line painting goes down once the seal has set, with crisp stalls, directional arrows, and accessible markings laid out to code. This is the stage that transforms how the property looks, taking a faded grey surface back to a deep, clean black with sharp, high visibility lines.
When the work is done, we walk the surface with you and go over what was completed and why. You also get straightforward cure care guidance, when you can walk on it, when you can drive on it, and what to avoid in the first stretch while the seal fully hardens. Getting that right protects the work you just paid for. After that, we will let you know roughly when the surface will be due for its next maintenance so it never gets away from you.
